Is There Any Particular Ideal Time for Hiring a Home Inspector?

This hiring should be done by a home seller or buyer after agreeing on a price, but just before closing the deal with the real estate agent or realtor. A selling party seeking to alleviate any concern over his or her home’s integrity also hires a home inspector to help him. A home inspector can also be hired by a home owner when the home’s energy efficiency is in question. After hiring a home inspector, he or she will evaluate the following things, though not in any particular order.

External Home Inspections
1. General external visual inspection
The inspector walks around the home being sold or bought checking the roof peak to try and identify dipping spots that might identify foundation or structural issues. While doing so, he climbs onto the roof to inspect the ridge vents in details, flashing around the bath vent pipes, roof ventilation systems, skylights and the like. While at it, he also inspects the condition of the shingles and estimates the expected life have left.

2. Follow up external inspection
This is an extension of general inspection and includes looking at the state of the home siding, landscaping lighting, sprinkler systems, circuit breaker box condition, condition of the sidewalks, driveways and the like within the property lines.

Interior Home Inspections
After performing an external home inspection, the inspector will then move into the home’s interior for a continuation of the examination. He will inspect the conditions of things such as:

  • Sticking doors and windows and cracked drywall which indicates foundation damages.
  • Make a general plumbing overview of the faucets, toilets, garbage disposal systems, showers, sinks and the like. While at this stage, note that sewer inspections are not included.
  • Attic energy efficiency to determine if the recommended amount of attic insulation is present. Grading the condition of the roof framing is done at this stage. It is increasingly becoming popular these days to note whether a radiant barrier foil installation has been done.

Electrical System and Wiring Condition Inspection

Having carried out these inspections, it is now time to check the electrical system condition in a home or any other building for that matter. Electrical system installed in a home is an integral part of the building and its condition makes a difference in a home’s resale value. Some time ago, aluminum wiring was extensively used. However, this sort of wiring is long outdated and a home wired this way is a huge mistake and will cost less compared to one with a modern electrical wiring system.

Include in the electrical inspection is the functionality of major appliances, for instance the dishwasher, home smoke detectors, water heater, etc.

All in all, a home inspector evaluates all the systems, interior and exterior conditions of a home as he has the right know-how and training to do so. He checks the structural integrity of a building, its foundation, the roof and the rest of the home in great detail to try and pinpoint issues that require immediate attention.
